Professional title research

Land taken, or a will you doubt?

Start with a free assessment of what the records actually show. We hold the transactions since 1800, the concession map of 1880 and a cadastral lineage engine — so before anyone charges you anything, we can often tell you where you stand.

Establishing title is professional work. A notary empowered to search titles is empowered to examine the derivative chain; a land surveyor establishes whether two parcels occupy the same ground; an attorney characterises the position in law. Where the assessment points to a full investigation, it is carried out under professionals you choose from our directory — they sign the findings; the platform assembles the records.

Wills and successions. A will that appeared after a death, an heir left out, a signature nobody recognises, or an estate whose assets sit inside a société or company. Succession is notarial work; where the validity of an instrument, capacity or undue influence is in issue it is also a matter for an attorney. We record which instruments exist, their dates and whether each was registered, who takes under each, whether the civil-status record supports the relationships claimed — and, where assets are held through entities, we trace the holding through to natural persons. We never conclude that a will is forged. That is for a court.
Overlapping titles. Dispossession often appears as two valid-looking titles describing the same ground. That is two questions at once: the notary examines whether both chains are regular, the surveyor establishes whether the parcels actually collide. Neither answers it alone — so we engage both, each within their own competence.

If your matter belongs with the Police, a land surveyor or an attorney, we will say so and send you there. We would rather lose the fee than sell you the wrong service.

1 · Assessment

Free

What our records show about the property, and where this matter actually belongs.

  • Lineage trace where the parcel is known
  • Last transfer of record
  • Breaks and conflicts in the chain
  • Honest routing to the right professional

2 · Professional title research

Fixed fee, quoted

A full reconstruction of the property’s history and, where titles overlap, of the ground itself — carried out under your professionals of record and delivered as a sealed report.

  • Chain of title to the original concession
  • Instruments located and listed
  • Name variants resolved across generations
  • Documentary vs locational conflicts identified
  • Overlap tested: documentary chain against plotted location
  • For estates: instruments, beneficiaries and the entity chain to natural persons
  • Signed by the professional whose competence it falls under
  • QR-validated report you can hand to a bank, attorney or court

3 · Field enquiries

Subject to licence

Only where the records leave a genuine factual gap — who occupied, when, and under what claim. Enquiries about third parties fall outside the notarial function and require a separate licence.

  • Commissioned only after the documentary work
  • Scope agreed in writing beforehand
  • Not offered until the required authorisation is held
What we do not do. We do not determine who owns land — that is established by the registered instruments and the Registrar-General. We do not accuse anyone of anything: findings state what the records show, with their sources, for a professional or a court to weigh. We are not attorneys and we do not give legal advice. The platform never appoints a professional for you — you choose them, as everywhere else on this site. Each finding is attributed to the discipline it falls under: the notary on title and its derivatives, the surveyor on boundary and overlap, the attorney on legal characterisation.
